What is called a “cooperative flat” (Genossenschaftswohnung) in Austria is a flat from a limited-profit housing association under the Limited-Profit Housing Act (WGG). The rent covers costs rather than making a profit; in return, you pay a one-off financing contribution when you move in – the “Eigenmittel” – which you get back when you move out, minus an annual depreciation. Unlike a German cooperative, you need no membership and no share certificate: you register directly with the housing association and apply for specific flats.
