Cooperatives
In Germany, membership is usually required, sometimes with a waiting period – the alert tab of the app shows who is currently accepting new members. In Austria, this category covers the limited-profit housing associations (GBV): no membership, but a one-off financing contribution, which is stated in the listing.
Private landlords
Vonovia and Deutsche Wohnen, plus Grand City, TAG Wohnen, BUWOG and other regional property owners. No membership, usually no WBS requirement (where there is one, it is stated in the listing) – but market rent.

What is a WBS?
An official certificate from the housing office confirming that your income is below a limit. It costs little, is valid for about a year – and without it, a subsidised flat is legally off-limits, no matter how fast you are. It does not exist in Austria; there, the income limits of subsidised housing apply, which is why the 13949 listings from Austria are left out of this calculation.

Methodology & limitations
- Population: all listings that WohnAlert finds on the official listing pages of 614 monitored providers – 423 of which currently list any flats at all. Portal ads are counted only once (de-duplicated); this is not a random sample. It is not a picture of the entire rental market of these cities, but of exactly the segment this is about.
- “Total rent” means: net rent plus the additional costs stated by the provider. Some sources do not include heating costs – so the actual gross rent may be higher. That's why it says “total” everywhere and not “gross”.
- Median instead of average: individual luxury or tiny flats should not distort the picture.
- Cities with fewer than 3 listings are left out. A city's districts are on its city page; here every listing counts towards the city for which its source is monitored.
- Two countries: Austria calculates with total rent including operating costs and VAT, and the WBS does not exist there – the WBS share above only counts German cities.
